One of the early homes in Mosman Park. A. Armanasco owned some of the shops on Stirling Highway. "Roma" was named after one of the daughters of the family who died in childhood. House appears to be in fairly original condition.
Tuck pointed red brick with rendered banding. Corrugated metal, hipped roof and bull nosed verandah. Three brick chimneys. Bay window at front has arched head. Gable over front window. Timber verandah posts with cast iron lacework. Brick verandah floor. Plain glass fan and side lights, panelled front door. Front retaining wall of limestone and cast iron lacework matches that of its neighbour 48 Glyde Street.

Constructed from 1908
Its profile is a strong symbol in the subconscious of generations of local people. This building was local hotel for eight decades through periods of changing hotel use and patronage. Despite several modernisations the hotel's distinctive roof line remains intact and the basic structure of the building is also still in place. This building is an important part of the social heritage of Mosman Park.
Two storey hotel building divided into apartments. Painted brickwork, orange tiles and metal balustrades to balconies. New brick walls and metal gates divide the grounds into private gardens. Two apartments are two storey, the rest single storey. The apartment on the corner is probably the most intact, it includes the dining room of the hotel. Ground floor had extensive modernisations during life as a hotel. Bedroom areas upstairs retain many original features. The building has a central, paved courtyard. The hotel was designed to face the corner of the site.
Extensive modernisations to ground floor and removal of original timber spiral staircase, date unknown. Divided into apartments in 1997.

The place demonstrates the development of Mosman Park as the site for substantial, architect-designed residences taking advantage of riverside views.
The place is an example of the post-1945 development of grouped housing within residential areas.
The place demonstrates elements of Inter-War Spanish Mission and Inter-War Mediterranean architectural style, as well as decorative elements of traditional classical architecture.
The place is one of the last buildings designed by celebrated Western Australian architect Marshall Clifton, who pioneered the use of Mediterranean styles in the 1930s and 1940s.
Duplex, 6A & 6B Hill Terrace, Mosman Park is an asymmetric conjoined residence centrally situated on a large north-south block that slopes east towards the Swan River at the bottom of the hill. The duplex faces east towards the river, however the street entrance is north to Hill Terrace, with a secondary rear entrance to Hawley Lane to the south. The view from Hill Terrace does not allow a view of the specific duplex arrangement, however it appears that 6A is a two storey residence with a balcony, facing east onto a small open courtyard. 6B, connected to Hill Street via a small footpath with garage entrance from Hawley lane, similarly appears to be a two storey residence, however the bulk of this residence is in the north-south oriented ground floor level. The walls of the building are brick, pinkish-red in colour, laid in stretcher bond and with noticeably rounded projecting edges. The foundations of the building are not apparent, however limestone is used over brick in the walls of 6A’s sunken garage off Hill Terrace. The windows of the duplex facing Hill Terrace are double-hung timber sash windows previously with timber window shutters, now removed. The other visible windows are modern aluminium sliding frames. The roof of the duplex is hipped, and clad in Marseilles tile, with a single gable at the intersection between the duplexes. A small brick chimney with brick corbelling is apparent from Hill Terrace.
The Noongar groups living in and around the greater Perth area for tens of thousands of years were collectively known as the Whadjuk, while the families living in the area of Mosman Park were known as the extended family of Yellagonga. This way of life began to be disrupted in 1829 with the establishment of a British settlement at the Swan River. When settled by the British in 1833, the Mosman Park area was originally known as ‘Buckland Downs,’ which was divided into a number of land grants for small scale farming. Early access to Perth was via ferry services and a dirt track through what is now Peppermint Grove, but the introduction of convicts in the 1850s saw the development of the convict-built Perth-Fremantle Road. By 1881, this was augmented with the establishment of the Perth-Fremantle railway, which accelerated the pattern of development in the district. These demographic and infrastructure changes were eventually felt at Swan Locations 82 and 83, which in the late nineteenth century had been a small farming bock owned by the Samson family. ‘Samson’s Paddock’ was vacant save a stone caretaker’s cottage, which in 1917 was inhabited by the Norrish family. However in 1920 the locations were subdivided for sale and re-named ‘Samson’s Estate’. A total of 60 lots were created, land prices ranging from £200 to £300 depending on proximity to the river or Bay View Terrace. The land was advertised as having access to a water supply, electricity, telephone and macadamised roads. The lots in Samson’s Estate became home to particularly expensive residences; the values of homes constructed in this area quoted as part of published building permits between 1920-1935 were often twice as expensive (or more) than other suburbs, even throughout the inter-war period.

House, 2 Hill Terrace, Mosman Park is a fine example of the Inter-war Old English architectural style, including high quality interior decoration. The place was designed by Reginald Summerhayes and demonstrates the development of Mosman Park.
House, 2 Hill Terrace, Mosman Park, consists of a large brick and terracotta tile residence in the Inter-war Old English architectural style, with this style applied to the walls and ceilings of the house's interior.
In 1934, Dr Frayne, a Perth radiologist, bought a block of riverside land at Mosman Park and contracted noted architect Reginald Summerhaes to design a family home. The house was subsequently owned by a number of families but the exterior structure remained largely unchanged since the 1930s.

The place represents the provision of government subsidised housing by the State after World War Two; The place is indicative of the standard plan and type of housing constructed by the State government in the twentieth-century.
The place is a painted brick residence with a corrugated iron roof. A small band of red brick has not been painted along the base of the building. The dwelling comprises a kitchen, lounge room, hallway, three bedrooms, bathroom, toilet, laundry and sleepout. The majority of the internal fittings, including windows, doors and the lounge fireplace, appear to be original. Tiling and fittings have been replaced within the bathroom. Flooring includes carpet and linoleum. The front of the building is partly obscured from the street by mature trees and plantings located in the front yard. The place has a rear patio addition, which comprises steel posts and corrugated iron roof. The rear yard comprises a clothes line, concrete slabs, fruit trees and a grassed area.
Housing shortages in the period after World War I, further exacerbated by the Depression, had only increased with the cessation of most building works during World War II. Plans to address post-war housing shortages began in 1943 and the State Housing Act 1946 established the State Housing Commission. The immediate post-WWII period saw the inception of the Commonwealth-State Housing Agreement under which 71% of homes built by the State Housing Commission were constructed between 1944 and 1949. The early period of the scheme is likely to have been administered in part by the Workers’ Homes Board which became the State Housing Commission following the war with the creation of the State Housing Act 1946. The scheme, funded by the Commonwealth, provided rental properties which remained in the ownership on the government. The first homes constructed under this scheme in 1944, most of which used SHC drawn standard plans, were located in Collie and Boyup Brook, with homes in the metropolitan area following shortly after in Joondanna, Claremont/Graylands, South Perth and Bassendean in 1944-1945. In 1946, Mosman Park was the site of a camp for families waiting for homes to be made available, and attempts were made to meet the need with converted army huts. By the end of 1946, 58 houses had been completed at Mosman Park, including House, 24 Jimbell Street, Mosman Park. The same year it was noted that the Commission intended that Mosman Park, along with North Perth, comprise one of the largest quotas of houses in the metropolitan area. By 1950, over 180 homes had been built in the suburb.

A recent building on the sire which was occupied by boatsheds, change rooms and tearooms since 1904. The old building was destroyed by fire in 1986 and the new built despite local protests. Important as the site of Smith's Boatshed. This site also demonstrates the conflicting interests of residents and commercial enterprises.
Restaurant built on jetty. Concrete and timber jetty extending to form small marina. Weatherboard building with many gabled metal roof. Diamond shaped windows. Entrance via landscaped garden, lawn, peppermint trees, flower beds. Mosman Bay beach extends to the north, the Swan Canoe Club building is to the south, Memorial park is to the west.

Constructed from 1937
This was the home that Marshall Clifton, an important Western Australian architect, designed for himself and his family, and where they lived for almost four decades. It is a good example of the Spanish influence that Clifton brought back from his travels in Europe. Extensions have been sympathetic to the original design.
A two storey, white painted, brick home with Spanish influenced styling. A low roof of Spanish terracotta tiles. Some arched windows, decorative shutters. Wrought iron balcony balustrades. Set in a walled garden with mature palms. Across the street are tennis courts and park areas. The house is close to the river.
Designed by the architect himself, he lived there until his death in 1975.
1981, additions to rear designed by Samec & Samec. 1987-89, additions to upper floor and new hall designed by Marcus Collins.

This building has a strong Art Moderne presence despite being an adaptation of a previous building and having been modernised in the 1960's. It's impressiveness is enhanced by surrounding ovals and predominantly single storey residences. For eight decades it has been an important social and civic venue as the local administrative centre between 1920 and 1965, a cinema, a reception centre and community hall.
This building was the original Town Hall and Picture Theatre. It shows evidence of three major renovations. The predominant style, both externally and internally, is the art deco or art moderne style of the 1939 alterations. The brickwork is painted, with the streamlining, fins and other decorative features painted to contrast. The east side of the building and the lines of the corrugated metal roof appear to be the original style. To the immediate west is a high walled garden.

The golf course is an attractive green open space which retains pockets of native vegetation. The foreshore area is part of Blackwall Reach which is valuable in its own right. The course is a popular recreational and social place. Its development is an example of community enterprise.
Well maintained golf course set amongst remnant native bushland. Reserve extends to the river foreshore. The golf course part of the site is fairly level. From the clubhouse to the river the site slopes steeply and is bisected by Downey Drive. This listing does not include the clubhouse.

Constructed from 1965
The Administration Centre has been the centre of civic activity for more than three decades. It is a pleasant example of 1960s Modernism on a small scale.
Is a rough, red-brown brick and concrete building with a flat roof. Its simple horizontal and vertical lines are typical of 1960s Modernism. The building has been extended in the same materials and style. The interior has been extensively renovated. The extensions have left the major facades almost intact, and are highly sympathetic, so that the building retains its authenticity.
This building was designed by a renowned architect whio lived the second half of his life in Mosman Park.

Has retained its original form and continues to be used for church activities, social events and community purposes. It forms part of a century old Anglican precinct with St Luke's and the Rectory. The Hall has been well maintained and is an attractive part of the landscape.
Is a timber framed building clad externally with weatherboard. The rood is hipped with gables to the east and west. The gables are louvred timber ventilators. The windows are fixed sash over a hopper sash and the sashes are divided with glazing bars. There is a verandah on the south. The Hall has a coved ceiling lined with stamped metal, over/above a ripple iron lined dado to shoulder height. The floor is wide jarrah boards. The eastern end of the Hall has been partitioned off as an opportunity shop. In the west end of the Hall is a raised stage with an arch lined with stamped metal. The stage area is lined with pine. There is an internal door on each side of the stage, on the south four steps and a balustrade lead down to the Hall floor, on the north side the steps have been removed and replaced with a stairway down to a room under the stage. The room under the stage has a timber floor, large timber columns and beams to support the stage, a batten plaster ceiling, ripple iron on the east wall, sheet material on the other walls, a door to the outside on the west and two small windows. This building is one of a group which includes St Luke's and the Old Rectory. Close by to the south is St Luke's Church. Both are set in well maintained, landscaped gardens with lawns, brick paving and limestone retaining walls.

Constructed from 1897
St Luke's is a beautiful and well kept example of church architecture with a century of continual use. With Alexandra Hall and the Rectory, it forms a small, Anglican precinct. The Church has been a social place in which generations of Mosman Park residents have regularly met and a spiritual place in which the important ceremonies of life have been conducted.
St Luke's Church has a traditional cruciform plan with limestone walls and a Marseilles clay tile roof. The lancet windows are not original, the original windows were too small and were replaced. The roof is supported by timber timber trusses with metal tie rods. The raking ceiling over the truss is of timber boarding. Around the walls are small ventilation boxes. There is a large rose window of stained glass leadlight high on the western end of the nave. Modern stained glass windows are behind the altar and on the south wall of the transept. The porch on the western end, stonework, lancet windows and doors, was added in 1956. The transepts and sanctuary are panelled with jarrah. There are jarrah choir stalls, pulpit and other church furniture. A jarrah font, carved by HB Howell was presented to the Church in 1899. The pipe organ, probably built in 1880, is considered to be the best example in Western Australia of the work of Hill, the 19th C organ builder. It was installed in St Luke's in 1924. This building is one of a group which includes the Old Rectory and Alexandra Hall. St Luke's is set in well maintained, landscaped gardens with brick paving and limestone retaining walls. Close to the north is Alexandra Hall, across an empty lot, to the south west, is the Rectory.
1904 additions of transepts and sanctuary to the eastern end of the nave were designed by J Talbot Hobbs. 1956 front porch and entrance to west and additions to vestry.
